Project Approach
Our approach to each project is custom tailored to the needs of the project. In short, our work will not disrupt your work or your guests' work.
Projects are carried out in a manner that delivers top quality at or ahead of the original schedule and brings the highest value to the owner for the dollars spent. We understand the concept of deadlines, profitability, and the factors that come into play when a renovation or new construction project is being put in place. Our intent is to let you do what you are best at, namely your main business, while you leave the construction & renovation challenges to us since that is what we are best at.
When doing remodeling, specially in operating resort projects, we take extra measures to make sure that the client is able to operate as if no renovations are taking place. The hotel guests do not need to feel as if they are in a construction zone.

Turnkey / Design-Build
We can provide a complete turnkey service for you. This can include any or all of design, renovation and construction of the work, complete and ready for use. We hand you the keys when done. We may even arrange for the financing through a preferred lender. Of course, every step of the work is performed only upon your full knowledge and approval. If you are looking to acquire a property, our team can help there too.
Lump-Sum
Most clients prefer to have us provide the construction and renovation work which may only be done by state certified licensed professional contractors like us. We will provide you a lump-sum all inclusive price for the work included. Upon your approval, we would start the work.
Cost-Plus-Fee / Construction Management
Few clients prefer to be quite involved in the work and require a cost-plus-fee type of contract. In this type of relationship, the client will have the opportunity to approve every aspect of the work including procurement and sub-contract awards. This requires an intimate knowledge of the process of contracting, and can also slow the progress of the work. The client shares the risks and rewards with the contractor in this approach. This approach is often used on large projects.
Project Management / Consultant / Adviser
In this approach, we manage and represent the interests of the client, but we are not the constructor or renovator of the work. We will manage the entire process on the client's behalf. There will be a designer and a contractor providing the components of the work. We offer this type of service to any client anywhere.
Pre-Construction
We stand ready to provide all the services needed during the pre-construction period. In many cases, we would rebate a substantial portion of pre-construction fees when we are also chosen to provide the actual renovation or construction. Please call for more information.
